This credit does not lower your monthly rent. Your rent stays the same for the whole lease — the credit reduces what you owe in two specific months.
Your application is reviewed against the full monthly rent, not the reduced amount. Plan your budget around the full rent, because that is what you pay from the fourth month forward. Section 5 explains this in detail.
01 Promotion overview
For a limited time, qualified new residents at Estrella at Broadmoor may receive a one-time rent concession totaling five hundred dollars ($500).
The concession is applied as a credit against monthly rent as follows:
- Two hundred fifty dollars ($250) credited to the second full month of the lease term
- Two hundred fifty dollars ($250) credited to the third full month of the lease term
The first full month is due in full at the standard rate. No credit is applied to the first full month, to any partial month, or to any month after the third.
02 What rent means at Estrella at Broadmoor
Estrella at Broadmoor is an all bills paid community. Monthly rent is a single fixed amount that already includes electricity, water, and gas. There is no separate utility bill and no separate utility charge.
Monthly rent is set by floor plan. Larger floor plans rent for more than smaller ones. The amount for your apartment home is stated in your lease.
Throughout these terms, rent means that single monthly amount, and the credit is applied against it.
03 Promotion period
Closes: October 27, 2026, 11:59 p.m. Central Time
This promotion applies to rental applications submitted on or after July 27, 2026, and ends at 11:59 p.m. Central Time on October 27, 2026, unless extended, modified, or withdrawn earlier by management.
To receive the credit, the applicant must submit a completed application, be approved, execute a lease, and take possession of the apartment home within the promotion period, subject to section 6.
04 How the credit is applied
The credit is posted to the resident ledger as a separate, visible line item in each of the two applicable months. It is not applied by reducing the rent amount stated in the lease, and it does not change the rent amount stated in the lease.
The credit applies to monthly rent only. It does not apply to, and may not be used toward:
- Security deposits or any other deposit
- Application fees or administrative fees
- Pet fees, pet deposits, or pet rent
- Parking, storage, or other optional charges
- Late fees, returned payment fees, damage charges, or any other fee
05 Your application is reviewed on the full monthly rent
Rental applications are evaluated against the full monthly rent stated in the lease, not against a reduced or averaged amount that reflects this credit. Income, credit, and rental history criteria are applied to the full rent.
This matters for two reasons:
- Receiving the credit does not lower the income you must document in order to be approved
- From the fourth month of the lease forward, you pay the full monthly rent
Before applying, ask the leasing office for the full monthly rent for the floor plan you are considering, and confirm that amount fits your budget for the entire lease term. Staff will provide it in writing on request.
06 Eligibility requirements
To qualify, the applicant must:
- Be a new resident. This promotion is not available for lease renewals or for transfers between apartment homes.
- Submit a completed rental application during the promotion period and while participating apartment homes remain available
- Be approved under the community's standard, published rental criteria
- Sign a lease with a minimum term of twelve (12) months
- Sign the lease concession addendum, which contains the repayment terms described in section 7
- Take possession of the apartment home during the promotion period
- Remain in good standing under the lease through the date each credit is applied
The credit is not earned or guaranteed until the lease and concession addendum are fully executed by all parties. A quoted or advertised credit does not create an entitlement.
07 Early termination, default, and repayment
The credit is granted in consideration of the resident's agreement to complete the full twelve (12) month minimum lease term in good standing.
If, before the end of the minimum lease term, the resident:
- Fails to pay rent or other amounts when due
- Terminates the lease early, for any reason, including by abandonment
- Is evicted or vacates following a notice to vacate for cause
- Transfers to another apartment home
- Is otherwise in material default under the lease
then any unapplied portion of the credit is immediately void, and the full amount of the credit already applied becomes immediately due and payable as additional rent.
Amounts owed under this section may be deducted from the security deposit and charged to the resident ledger, to the extent permitted by Texas law and the lease.
This page describes the repayment obligation. The obligation itself is created by the signed lease concession addendum, which controls.
08 Prorated rent and partial months
If move-in occurs mid-month, prorated rent for that partial month is due in full. A partial month is not counted as the first full month.
The credit applies only to the second and third full months of the lease term, counted from the first full calendar month of occupancy.
09 Renewals and future lease terms
This credit applies to the initial lease term only. It is a one-time concession and does not recur.
Any renewal offer will be based on the full monthly rent then in effect and on market conditions at that time. Receiving this credit does not entitle the resident to a comparable credit, a discounted renewal rate, or any renewal offer.
10 No cash value and no transfer
This credit has no cash value. It is non-transferable and non-assignable, and cannot be exchanged, refunded, paid out, sold, or applied toward any charge other than monthly rent as described in sections 1 and 4.
11 Availability and limitations
- Available on select apartment homes only, while they last
- Limit of one credit per apartment home and one per household
- May not be combined with any other offer, referral bonus, or concession unless approved in writing by management
- May be modified, reduced, or withdrawn at any time without prior notice, except as to leases already fully executed
- Advertised availability is not a guarantee; apartment homes are leased on a first-come, first-served basis following approval
12 Fair housing and accessibility
This promotion is offered in compliance with the Fair Housing Act and all applicable federal, state, and Texas housing laws. The same credit, on the same terms, is offered to every applicant who meets the objective criteria above. Qualification is based solely on published rental criteria and availability.
